Go it Alone, or Use a REALTOR®?

The fact is, most people who try to sell their own home end up using a REALTOR® in the end anyway. Before anybody decides to fly solo through this complex, time consuming and financially perilous process, they should consider these questions.

Will you really “save” the real estate commission?
When buyers see a home for sale ‘by the owner’, they see a bargain. They imagine the REALTORS® fee going into their pocket, not yours.

Are you familiar with real estate law?
Complicated and ever changing, real estate law governs nearly every phase of selling your home.
One wrong move and an entire deal can fall through, or worse, a lawsuit can ensue.

How many potential buyers will you reach?
Selling a home takes more than just hanging a “For Sale” sign. How will you promote your home? Will you write your own ads? How will you use the Internet, knowing that you’ll have no inside access to www.mls.ca and therefore will not be able to post your home on this service?

Do you have the time?
Promoting a home is a full time job, and you may already have one. Will you be able to take calls at any time? How about screening the callers to figure out if they’re qualified to buy your home?
Not everybody who calls is even suitable to walk through your home, but how do you tell?

Do you know the market well enough to get the most for your home?
Lacking years of experience, the average do-it-yourselfer is merely guessing at their listing price. Often they set the price too low and miss out on thousands of dollars, or they price their home too high and drive away willing buyers.

What about your selling skills?
If the personalities of prospective buyers rub you the wrong way, can you still deal with them effectively? What about your own defensiveness when you hear negative comments about your home? Best to keep it at arms length through a REALTOR®.

Do you have the negotiation skills to keep a deal on track?
When an offer comes in, emotions can run high with so much money on the line. This is why direct seller-to-buyer deals often end in disaster. REALTORS® keep it professional and are indispensable when it comes to bargaining with buyers.

Alex Macale was born in the Philippines and immigrated to Toronto, Ontario, Canada at the age of 13. Growing up in Scarborough, he completed both his high school and college education there, earning a diploma in Electronics Engineering. Driven by a passion for technology, Alex later pursued a second diploma in IT Network Administration and achieved multiple industry certifications, including Microsoft, Novell, and Cisco Systems.

His professional journey led him into the field of Supply Chain Management (SCM), I.T. sector, where he spent 12 years developing his expertise. During this time, Alex honed essential communication, leadership, management, and business skills that became invaluable assets in his later career. He also earned certifications from PMAC (Purchasing Management Association of Canada), obtaining a Certificate in Purchasing, and was just a few workshops and courses away from completing his national CPP/SCMP designation before ultimately deciding to pursue a new path.

Previous Career:

In his role as a Buyer, Alex was responsible for Just-In-Time (JIT) procurement of materials. He played a key part in mobilizing a centralized procurement department, an initiative that resulted in significant annual cost savings—averaging $1.1 million per year. His success stemmed from collaborating with cross-functional teams, eliminating unnecessary requisitions, streamlining procurement processes, and negotiating diligently to ensure win-win outcomes for his department and the organization.

Real Estate Career: While working in the supply chain management industry, Alex was introduced to the tender, sales and contract negotiation side of business through his involvement with RFPs (Requests for Proposals) and RFQs (Requests for Quotations). This experience sparked his interest in sales and ultimately led him to pursue a career in real estate.

Licensed under the Toronto Regional Real Estate Board (TRREB) in 2009, Alex initially viewed real estate as a backup plan. However, his interest quickly grew into a passion—especially as he discovered his talent for online marketing at a time when digital strategies were just emerging in the real estate industry. By applying his analytical, marketing, and negotiation skills from his previous career, Alex successfully transitioned into becoming a full-time Realtor®.

Beyond helping clients buy and sell real estate, Alex enjoys renovating properties as a hobby. He is a skilled handyman and active real estate investor, with extensive hands-on experience in home construction, property flipping, and acquiring cash-flowing rental properties for long-term appreciation and passive income.
