Go it Alone, or Use a REALTOR®?

The fact is, most people who try to sell their own home end up using a REALTOR® in the end anyway. Before anybody decides to fly solo through this complex, time consuming and financially perilous process, they should consider these questions.

Will you really “save” the real estate commission?
When buyers see a home for sale ‘by the owner’, they see a bargain. They imagine the REALTORS® fee going into their pocket, not yours.

Are you familiar with real estate law?
Complicated and ever changing, real estate law governs nearly every phase of selling your home.
One wrong move and an entire deal can fall through, or worse, a lawsuit can ensue.

How many potential buyers will you reach?
Selling a home takes more than just hanging a “For Sale” sign. How will you promote your home? Will you write your own ads? How will you use the Internet, knowing that you’ll have no inside access to www.mls.ca and therefore will not be able to post your home on this service?

Do you have the time?
Promoting a home is a full time job, and you may already have one. Will you be able to take calls at any time? How about screening the callers to figure out if they’re qualified to buy your home?
Not everybody who calls is even suitable to walk through your home, but how do you tell?

BACKGROUND: Alex was a son of a Filipino immigrant and was born in the Philippines and immigrated to Toronto, ON. Canada at the early age of 14. He resides and grew up in Scarborough, ON. studied highschool in Scarborough and did his college also in Scarborough major in Electronics Engineering. Alex pursued a second dipla in IT Network Administration and was certified in Microsoft, Novell, Cisco systems. Throughout his tenure in the IT field he landed a career in Supply Chain Manasgement where he worked and devoted 12 years of his life in that industry.

While working in Siupply Chain Management industry he honed his communication, leadership, management and business skills. Alex also holds a Supply Chain Management certification, he was certifiend in PMAC, Certificate of Purchasing and was 3 workshop and 2 courses away from writing national exam CPP/SCMP designation when he walked away from the industry.

PREVIOUS CAREER: In his previous profession as a Buyer responsible for JIT (just in time) procurement of materials he was involved in mobilizing a centralized procurement department which resulted in tremendous cost savings for the company averaging around $1.1M a year in cost savings that he attained from engaging with cross functional teams, pushing back unecessary requisition, streamlining company procurement process and diligently negotiating for the companys cost savings to achieve a win/win result.

REAL ESTATE: While working in SCM industry as a Buyer responsible for procurement he was exposed to sales industry where he engaged in different facet of procurement and sales process, learned how to read and write contracts and requisitions from RFP/RFQ and eventually developed passion in sales that led him to pursue a career in real estate and was eventually licensed under the Toronto Real Estate Board in 2009. At first real estate was hus backup plan but after learning the ropes of real estate when the internet and online marketing was just new to Realtors he found his niche and talent in online marketing and developed passion in real estate where he quickly applied his acquired skills from his previous profession that led him to eventually transitioned to become a full time realtor. Aside from heloing client to buy/sell real estate he is also a real estate investor and has a vast hands on experience in flipping homes and renting properties.
